1Overview

This policy explains when you can cancel a reservation with 28Stays and what refunds, if any, apply. Please read it before booking. Some properties or offers may have different terms—those will be shown at checkout.

2Cancellation by Guest

In general:

  • More than 30 days before check-inFull refund of accommodation fee (minus any stated non-refundable fees)
  • 14–30 days before check-in50% refund of accommodation fee (unless listing specifies otherwise)
  • Less than 14 days before check-inNo refund of accommodation fee; cleaning fees may be refunded at our discretion

The exact terms for your reservation will be shown at checkout and in your confirmation email.

3How to Cancel

Contact us as soon as possible by email at info@28stays.com or via our Contact page. Include your name, booking confirmation number, and stay dates. Refunds, when applicable, are processed to the original payment method within 5–10 business days.

4Cancellation by Us

We may cancel in rare cases (e.g. property unavailable, safety or legal issues, fraud, or terms violation). If we cancel, you receive a full refund of all amounts paid for that reservation.

5Modifications

Date or property changes are subject to availability and may be treated as a cancellation and rebooking. Contact us to request a change—we’ll do our best to help when possible.
